Fresh Powder for Ski Towns

Related Plans Condos to Bulk Up Colorado's Snowmass

SNOWMASS VILLAGE, Colo. -- Related Cos. has built signature buildings that helped to transform neighborhoods in Manhattan, Phoenix and South Florida. Now, the big-market developer is attempting a $3 billion redevelopment to transform this prosperous Colorado ski town.
Related's efforts to revamp the core of Snowmass Village, seven miles west of Aspen, is among the latest and most ambitious of many projects designed to overhaul Western America's aging ski towns -- many of which were built in the 1960s and 1970s.
"The [development] activity has gone from zilch to pervasive across the country," said Adam Ducker, a managing director specializing in resort development at real-estate adviser Robert Charles Lesser & Co. Among current projects, Related's Snowmass redevelopment is "one of the two or three most ambitious plans around -- and it's the largest," said Mr. Ducker.
But Related differs from several other ski-resort developers in one critical aspect: It secured $1 billion in backing for its project's first phase early last year, before the credit crunch made 10-figure developments nearly impossible to finance. That financial support has allowed Related to proceed with construction even as some ski-area projects are faltering.
The development, which will include 2.8 million square feet of condos, restaurants and shops, will have little competition, since Related and its partner, local developer Pat Smith, own nearly all of the commercial land in Snowmass.
But other hurdles remain, including selling 550 mostly high-end condos during an economic and housing downturn. So far, Related reports that it has sold more than 60% of the Snowmass condos it has made available for sale since last winter.
The two flagship condo projects in its first phase will be managed by Kor Hotel Group's Viceroy Hotels & Resorts boutique-hotel chain and Aspen Skiing Co.'s five-star Little Nell hotel. Viceroy units are selling for an average of $1,725 a square foot, and Little Nell units for $3,000. Per unit, they range from a $575,000 Viceroy studio to a $16 million Little Nell penthouse.
In Aspen's pricey Pitkin County, condo sales declined by 55% last month in comparison to July 2007, according to Land Title Guarantee Co. But, in a sign that sales of luxury properties remain strong, the cumulative value of last month's condo sales marked a 6% increase from the year-earlier total.
Still, limited competition gives Related an edge in Snowmass, which counts 2,300 permanent residents and more than 10,000 visitors daily during ski season. And, because of its proximity to Aspen, Snowmass caters to wealthy buyers -- many of them foreign -- who aren't easily deterred by a U.S. recession.
"When you have a wealthy consumer who wants to be [in Snowmass] and you are supply-constrained, those are good economics for new development," said Related President Jeff Blau, a part-time Aspen resident.

Related WestPac hopes to open several retail establishments this winter, including Performance Ski, Generation Snowmass and Snowmass Style. Performance Ski, owned by Lee Keating and husband Tom Bower, will be expanding from its Aspen store. It plans to carry clothing and equipment from brands such as Prada, Armani, Chiemsee and Post Card. Generation Snowmass will also be expanding from its namesake Aspen location. The children’s clothing store carries toys, games, books, stuffed animals and clothing from brands such as Quicksilver, Uggs and Crocs.Snowmass Style plans to sell Snowmass logo wear. These will join the Beginner Magic/Four Mountain Sports store and the Four Mountain Kids Store, both of which opened last season.

Aspen Snowmass Homes Real Estate News: Snowmass Base is taking shape

After years of planning and construction, Snowmass Ski Area will start to see a number of new places to eat, shop and stay in the village this winter. Three restaurants, a nightclub, several shops and 77 condominiums are scheduled to open in Snowmass Base Village for the 2008-09 season. Though these will not be the first buildings to open in Base Village, they are the first retail openings for the planned $3 billion redevelopment. The Treehouse Kids’ Adventure Center and Hayden Lodge, a 14-unit condominium building housed on the second through fifth floors of the Treehouse, both opened last winter. On the mountain, a new high-speed quad chairlift and a new mountaintop restaurant also are planned, concluding Skico’s three-year, $80 million update of Snowmass Mountain.

SNOWMASS VILLAGE — Pat Smith, owner of Related WestPac and developer of Snowmass Base Village, recently answered some questions from Inside Business (a publication of The Aspen Times) on how the progress is going in transforming the aging ski resort.

Related WestPac owns several properties in town including Snowmass’ Base Village, the Snowmass Mall and the Snowmass Town Center.

The private real estate company is redeveloping those properties and investing billions of dollars.

The 1 million-square-foot mixed-use development at Base Village includes residential units, hotels, retail, entertainment and restaurant amenities on 80 acres.

Sales at the residential properties — Little Nell Residences at Snowmass and The Viceroy Resorts and Residences at Snowmass — have gone unexpectedly well in recent months.

Since sales began in mid-December 2007, Related WestPac Real Estate has sold more than 65 percent of The Little Nell Residences at Snowmass and more than 50 percent of The Viceroy Resorts and Residences at Snowmass.

Prices for The Little Nell Residences at Snowmass begin at $3.1 million and at The Viceroy Snowmass prices range from $570,000 to over $4 million.

Launched more than 35 years ago, Related has helped build Time Warner Center in New York City and CityPlace in West Palm Beach, Fla. To date, the company has developed $15 billion in projects, and has billions more worth in the process of being built.

Aspen Snowmass Real Estate News: Fractional sales jump in June

ASPEN — Real estate transactions for Pitkin County show some positive news for fractional sales, according to Land Title Co.

June represented the first month of the year with an increase over 2007 in dollar volume, posting a jump of 20 percent to $4,562,800. The percentage increase in transactions of 42 percent represents the second highest this year, second only to January, which posted a 67 percent increase from 2007.

Of the 77 total real estate transactions recorded in June, 17 of them, or 22 percent, were in the fractional market. Through mid-year, transactions for fractional sales were up 2 percent, at 132, while dollar volume reflects a decrease of 39 percent to $28 million, down from 2007’s mid-year total of $45.7 million.

The properties that led June in sales transactions include the Hyatt Grand Aspen, which captured 65 percent of the transactions with an average sale price of $312,000, followed by the Roaring Fork Club and the Ritz Carlton Club each with nearly 12 percent of the June transactions.

The Roaring Fork Club reflected an average price of $552,000 while the Ritz Carlton Club’s average price was $311,250. The St. Regis and the Residences at Snowmass Club each captured one transaction in June with prices of $312,000 and $230,000, respectively.

The average price for a Pitkin County fractional property in June was $268,400; the median price was $240,000, which are both slightly higher than the mid-year average of $212,893 and median of $200,000

Experience the Aspen Valley: Fly Fishing on the Roaring Fork

The Ute Indians were among the earliest recorded people to inhabit the area around Glenwood Springs. They named the Roaring Fork"Thunder River" with good reason. The Roaring Fork is a boisterous river. Even from a distance its current is audible. the headwaters near Independence Pass to the confluence with the Colorado the Roaring-Fork is a free-flowing river, making it unique. Few rivers in the state are completely free of dams, though the Fork does have many irrigation diversions. It's one of the few floatable rivers in the state. From its beginnings to the Colorado River the Fork is only about 70 miles long. It has big fish, too.

If you're not accustomed to fishing large streams, the Fork can intimidate you. Its current is strong.The water is often slightly off-color, hiding deep holes. Footing can be tricky on its rocky bottom. One thing in its favor is that the river fishes well nearly all year.

Rainbows and browns are the predominant species in the Roaring Fork. The upper stretches havesmall brookies: According to the Colorado Division of Wildlife, they average 12 to 18 inches. Frommy experience this is no bureaucratic exaggeration. In the river upstream of Glenwood Springs to around Carbondale you'll find many whitefish and suckers. They also readily take a fly and fight well.

The Headwaters
From its headwaters a mile north of Independence Pass downstream to Aspen, the Roaring Fork runs through the White River National Forest. Not until it is within 3 miles of Aspen does the stream cross private land, with the exception of a few private holdings within the forest. The headwaters section upstream from Aspen is managed to allow a regular limit of trout with no restrictions on method. The river is small and holds lots of pan-sized brookies, along with rainbows.

The Snowmass Renaissance: Beyond Family Fun


More than anything, Snowmass Village has always a been home to and a destination of families. While this has traditionally been the result of deliberate marketing campaigns along with an inherent family-friendly atmosphere and layout, Snowmass is currently undergoing a “renaissance” that has the potential to expand the resort’s target demographic. While developers recognize this potential, they are reluctant to risk alienating Snowmass’ bread and butter clientele. “I don’t think we’re trying to move away from the traditional core demographic, we just want to augment the experience by providing additional retail and food and beverage options,” said Matt Foley, Director of Commercial Leasing for Related WestPac, being sure to note that “there’s no place in Snowmass that won’t welcome families.”

In the immediate future, Base Village will be the site for offerings that may appeal to a younger crowd more typically associated with Aspen. One of these will be a new restaurant and bar called Sneaky’s Tavern. Discover the outdoors in the Aspen Valley with Aspen Snowmass Homes: Fly Fishing



After what seemed like an endless runoff season for fly fishermen in and around the Roaring Fork Valley, river water flows have decreased to a more fishing-friendly level. “The fishing is really starting to heat up around here,” said Cam Scott of Taylor Creek Fly Shop in Basalt. “The flows are dropping to optimal levels, and the hatches are in full force.”To some, it doesn’t get much better than the famous Green Drake hatches which occur on the Frying Pan, and they’re just becoming apparent on the lower sections, slowly working themselves upstream day by day. The 450 inches of recorded snow throughout the winter can be blamed for the slight delay of perfect fishing conditions, leaving the river to thrill-seeking white water rafters and kayakers. But now, it’s our turn.

Although it may be a few more weeks until perfection makes its appearance, there are plenty of fish to be landed on both the Frying Pan and the Roaring Fork Rivers.

Day floats are available and currently running from most guided shops, although you might want to stick with a wade trip until the flows drop a little more.

True start to summer-Thursday concerts

It’s official, summer has hit Snowmass in full force. The blanket of white powder is quickly diminishing and providing the nestled village with lush colors from the blooming vegetation. Our weekends may even seem to start a bit earlier now, as Fanny Hill will once again be transformed into an ideal venue for concert-goers.

Whether you’re wearing ski boots or flip-flops, tradition surrounds Snowmass year round. This summer-long event is no exception. Organized by the Town of Snowmass Village, the music series is celebrating its 17th season, and is one of the many summer favorites as far as experiencing the mountain-life culture. It’s virtually a melting pot of the valley’s residents and travelers, young and old, coming together for one particular reason – music.

Thursday marks Snowmass’ opening night for the Free Music Series, where the Drew Emmit Band will showcase their blugrass/jam band style of tunes. With one of the nation’s premier mandolin players in house, Fanny Hill is expected to draw in the thousands of locals and visitors alike.

“I’ve been looking forward to the Thursday night concerts since the end of the ski season,” said 25-year old Snowmass local, Jeff Tenorio. “It’s always a good time no matter what band is playing, and you couldn’t ask for a better place to see a show. Plus it’s free, that never hurts.”

Although the BYOB policy has changed in the recent years, of-age concert -goers will be able to purchase (and afford) drinks within the venue. However, feel free to bring in a picnic basket or back pack for snacks and unopened refreshments (non-alcoholic).

• July 3- Freddy Jones Band- A mix of blues, rock and folk tunes
• July 10- Gaelic Storm- Traditional Irish melodies meets fresh original beats
• July 17- Dan Hicks & The Hot Licks- Swing, jazz, folk and country
• July 24- Ruthie Foster- This Texan’s voice has been compared to Ella Fitzgerald and Aretha Franklin
• July 31- Bonerama- A New Orleans band that has been recognized by Rolling Stone Magazine and Offbeat, for their untraditional style of funk
• August 7- Great American Taxi- From Boulder, this is the leftovers from Leftover Salmon, headed by Vince Herman
• August 14- Robben Ford- This acclaimed guitarist offers a diverse number of sounds. He has won four Grammys, and excels in blues music
• August 21- Big Sandy & His Fly Rite Boys- A well balanced mix of American roots music, swing and country.
